Portuguese Compliance
Short-term letting in Portugal requires specific licences, registrations and ongoing compliance. We manage all of it as standard — not as an add-on.
Mandatory for all short-term rentals in Portugal. We guide owners through the full application process with the local Câmara Municipal, including required safety checks.
Portuguese law requires all guests to be registered with immigration authorities (AIMA) within 3 working days of check-in. We manage this for every booking, every time.
AL income must be declared to the Portuguese Tax Authority. We provide clear records and work alongside your accountant or tax advisor to ensure compliance.
AL properties must have a fire extinguisher, fire blanket, first aid kit, emergency contact numbers displayed, and a Livro de Reclamações (complaints book) accessible to guests.
Specific liability insurance is required for all AL-registered properties. We can advise on appropriate cover and ensure your property meets the minimum legal requirement.
Non-resident owners require a Portuguese NIF (tax number) before registration. In apartment buildings, we check condominium rules carefully — post-2023 legislation means AL may be restricted.
